Intro

Every project HBP takes on is led personally by Patrick, from the first feasibility conversation through to handover and post-completion close-out. The work is structured around three stages, each with clearly defined deliverables and outcomes.

The fee structure is transparent and reflects the calibre of work — fixed fees for pre-construction, percentage of construction value for delivery. Full details are provided as part of the engagement letter.

Stage 1 — Feasibility & Pre-Construction

We work with you to establish the brief, test feasibility, and develop the design through to construction documentation. This is the stage where the project gets defined—what it is, what it costs, what it takes to deliver, and whether it should proceed at all.

Deliverables include a confirmed brief, feasibility study, consultant appointments, design coordination through schematic and developed design, planning approvals, construction documentation, procurement strategy, and a recommended contractor under the right form of contract.

Stage 2 — Design Coordination & Procurement

We coordinate the architects, engineers, and specialist consultants through design development. We test design decisions against cost, programme, buildability, and the principal's vision. We run the procurement process—preparing tender documentation, evaluating contractors, recommending the right party, and supporting the negotiation through to contract execution.

This stage closes when the construction contract is signed and the contractor takes site possession.

Stage 3 — Construction Delivery.

We lead the project through construction—coordinating the contractor, monitoring quality and progress, managing the consultants, controlling cost and programme, and resolving the issues that emerge in the building of any complex project.

We provide weekly reporting to the client, hold the design team to account on detail and quality, and make the dozens of small decisions every week that determine whether the project becomes what the principal wanted.

This stage closes at handover, with practical completion certified, defects programmed, and operations established.

Coordination, not management.

HBP doesn't replace your architect or your engineers. We coordinate them. The architect's vision is theirs. The engineers solve for the technical brief. The consultants hold their disciplines. Our job is to make sure those disciplines add up to the project the principal asked for and to bring the considerations into the room that nobody else has the role to bring.

On most projects, that's the layer of work that determines whether the finished building becomes what was originally imagined. It's the work HBP exists to do.
